The Nairobi Metropolitan Services (NMS) has begun carrying out the redevelopment of ten (10) county estates in Nairobi as part of its plan to build 60,000 high rise housing units that are affordable and for rent or purchase.
This development is coming just a year after the head of the Nairobi Metropolitan Services (NMS); Mohamed Badi held public views on the plan to refurbish the residential estates within the city.
The estates to be redeveloped include Bahati, Bondeni, California, Embakasi, Jericho, Kariobangi North, Lumumba, Maringo, Woodley, and Ziwani.
The Deputy Director of Nairobi Metropolitan Services (NMS) Housing and Urban Renewal; Marion Rono made it known that the project is a part of the second phase of the affordable housing programme which will cater to the demand for affordable housing in Nairobi.

The project which is a private public partnership and was first mooted in January of 2021, will provide adequate and accessible low cost housing with reasonable standards of sanitation in a move aimed at meeting the huge demand for affordable homes.
Majority of the estates which have been identified are low rise housing units on large portions of land.
The Deputy Director of Nairobi Metropolitan Services (NMS) Housing and Urban Renewal; Marion Rono stated that, “We have embarked on the development of 10 estates where we are erecting an additional 60,000 housing units to address housing backlog in Nairobi.”
The Bahati Estate project will as part of the redevelopment plan, house the construction of a total of 12,000 high density storied buildings consisting of anything from between six (6) floors and sixteen (16) floors comprising of one bedroom units, two bedroom units and three bedroom units to replace the bungalows currently situated on the 20.4 hectares estate.
10,000 units will be built in Lumumba Estate, 8,000 units in Maringo Estate, 1,500 United in Kariobangi North, 4,000 units in Embakasi, 774 units in Bondeni, 2,500 units in California and 6,000 units in Woodley Estate.
The second phase will become a significant part of the first phase regeneration of another seven (7) Nairobi County government estates that include Suna Road, New Ngari, Pangani, Old Ngari, Uhuru Estate, Jeevanjee/Bachelor Quarters, and Ngong Road Phases
I and Phase II. The first phase of the regeneration is already ongoing.

The first phase of the affordable housing programs began in June of 2020 with Jeevanjee and Pangani becoming the flagship projects.
According to the Deputy Director of Nairobi Metropolitan Services (NMS) Housing and Urban Renewal; Marion Rono, “As of now, all the units under the affordable housing bracket valued at Sh1 million are sold out as the demand for low-cost housing in the city is incredibly high.”

The Pangani project was awarded to Tecnofin as its Developer and SS Malonza as its consultant. It consists of five (5) blocks which are made up of 1,562 housing units comprising of one bedrooms at 1 million Kenyan Shillings, two bedrooms at 2 million Kenyan Shillings and 3 bedrooms at 3 million Kenyan Shillings.
Apart from its residential housing units the Pangani project which is situated on a five acre piece of land also has three level parking, a jogging track, a marketplace, and a recreational area.

The Jeevanjee project which was awarded to Jabavu Village Limited will consists of a total of 1,830 units. 614 of those units will be market housing units and then 1,216 units will be affordable housing units.
